Residential Development (Completed 2024)

Enso Village - Healdsburg, CA

ChallengeEnso Village, a 275-unit senior wellness community, required 271 parking spaces to serve residents and staff. While 163 spaces were accommodated along the perimeter of the site, the remaining 108 spaces needed to be located internally. A conventional parking approach would have required 30,000 square feet, displacing up to 24 residential units and disrupting the architectural character of the campus.

SolutionStak deployed a 3,500-square-foot “Carbarn” featuring 10 EV carousels and 108 EV-ready spaces, reclaiming 26,500 square feet of buildable space. The Carbarn was clad in materials to match the aesthetic of the campus, preserving not only housing density but also visual continuity across the site.

Mixed Use Development (Completed 2023)

The Franklin - Pittsburgh, PA

ChallengeIn Pittsburgh’s historic Strip District, the developer planned 30 residential units across two existing buildings, but only 8 onsite parking spaces were available. This created a significant financing hurdle, with limited options: pursue costly offsite leasing or convert the ground floor and basement into parking, eliminating valuable commercial space and putting the project’s viability at risk.

SolutionStak unlocked project financing by converting 4 existing surface spaces into 30 vertical spaces, all EV-ready. This allowed the developer to meet the lender's parking requirements, preserve 8,200 square feet of commercial space, and deliver a highly marketable onsite amenity.

Impact1. Achieved $345,000 greater net present value compared to an offsite parking lease. 2. Realized $298,000 in net tax benefits through EV tax credits and accelerated depreciation. 3. Hospitality Development (Completed 2022)

The Iris - Charleston, SC

ChallengeThe Iris, a 33-unit boutique hotel in Charleston, sought to stand out in a dense and competitive market by offering onsite guest parking. A traditional podium design would have eliminated up to 8 rooms along with valuable storefront space. Additionally, the hotel aimed to deliver a seamless, automated parking experience that aligned with its brand while reducing onsite staffing needs.

SolutionStak deployed 29 vertical spaces within 1,100 square feet behind the building to maximize parking capacity without sacrificing ground floor units or retail space. Stak also integrated with the hotel's booking system, Guesty, to allow guests to conveniently reserve a parking space with their room. Upon arrival, drivers are guided to their assigned Carousel through the Stak app, creating a frictionless, self-service experience. Hotel staff can monitor and manage operations directly from their phones, further minimizing the need for onsite support.

Impact1. Delivered a rare onsite amenity in a dense neighborhood, increasing the hotel's marketability. 2. Improved project proforma by preserving 8 rooms and key storefront space. 3. Retail Development (Completed 2021)

Trulieve - Gainesville, FL

ChallengeThe developer sought to increase parking capacity on an existing surface lot to attract an anchor tenant for the adjacent retail space. However, the dimensions of the site did not lend itself to a traditional parking deck. In addition, the project faced strict screening and structural requirements from the city as well as aesthetic concerns from the local community board.

SolutionStak delivered 26 vertical spaces in the footprint of 4 surface spaces, meeting the parking needs of the tenant. To comply with city regulations, Stak engineered and installed a perimeter framework designed to withstand hurricane-force winds and screen parked vehicles from public view. To gain community support, Stak partnered with Gainesville’s Parks and Recreation Department to host a local art competition. The winning submission was printed on a durable fabric mesh and mounted to the framework, transforming the project into a standout neighborhood feature.

Impact1. Secured a long-term lease with a desirable tenant. 2. Earned city approvals and community buy-in which allowed the project to move forward. 3. Turned a regulatory hurdle into a placemaking opportunity, using public art to enhance community engagement.

Mixed Use Development (Under Construction)

2930 Smallman - Pittsburgh, PA

ChallengeA Pittsburgh developer planned to build 89 residential units but faced major limitations due to site constraints and zoning. Height restrictions ruled out structured parking above grade, and the only conventional alternative, underground parking, posed significant costs for excavation and would have also displaced valuable ground-level commercial space.

SolutionStak deployed three EV Carousel systems at the rear of the site, consisting of 42 spaces within 1,000 square feet. This allowed the building to be designed around the compact footprint while fully satisfying parking requirements. This approach eliminated the need for underground construction and preserved the entire ground floor for leasable commercial use. Additionally, the Carousels include integrated EV charging and protective canopies, providing on-site, covered parking that is future-ready.

Impact1. Achieved $812,000 greater net present value compared to the underground garage option. 2. Realized $711,000 in net tax benefits through EV tax credits and accelerated depreciation. 3. Preserved 10,000 sf of commercial space, now leased at $22/sf compared to $3/sf for parking. 4. Delivered a secure, covered, and EV-ready parking solution that enhances building amenities.

Commercial Development (Under Construction)

317 N Beverly - Beverly Hills, CA

ChallengeThe developer planned a mixed-use project and to maximize leasable commercial space, parking needed to be compact and satisfy EV charging requirements.

SolutionStak implemented a vertical EV Carousel system at the rear of the property, providing the necessary parking capacity within a minimal footprint. This solution preserved the building's prime commercial frontage and complied with the city's EV charging requirements (40%) by integrating charging capabilities into every parking stall.
